Windsor Heights Development

THE EARLY DAYS
Windsor Heights, a community “in the heart of it all,” has a small town atmosphere conveniently located in the center of the metro area. The city was incorporated 67 years ago so it has a relatively recent history.

A NEW ERA FOR WINDSOR HEIGHTS
City officials, business owners and residents are certain to agree that a new era is taking place here. The changes that are taking place in Windsor Heights are having a positive impact on those who live and work there, and city officials are working hard to communicate that message to the entire metro area.

The city council and community leaders have carefully planned for the future and the fruits of those efforts are now being realized. In recent years, great strides have been made in enhancing the economic base of the community, and city officials proudly report that economic development has increased the city’s commercial value to more than $44.5 million, which is more than twice the value in 2000.

DEVELOPMENT PROJECTS
Development is taking place in Windsor Heights and in the coming years, the Hickman Road corridor offers the most potential in the city’s efforts to reduce blight. The major issue facing community leaders is that although the city is landlocked, there are opportunities for developers seeking properties in Windsor Heights, with several exciting new projects that city officials currently have in the planning stages. Within several months, the final phase of the Town Center Project should be complete.

The below project is current listed for sale by Ruhl and Ruhl

The Suburban Farms Urban Renewal Area consists of redeveloping property on the south side
of Hickman Road from the 6322 to the 6500 blocks of that major thoroughfare through the
metro area. These days, visitors to the community will notice that many long time shopping areas in Windsor Heights are undergoing a facelift. Redevelopment is taking place in the Sherwood Forest shopping area as well as at the Colby-owned Apple Valley Shopping Center which is in the process of being upgraded. Sam’s Club is being renovated and expanded.

Timberline Estates is a new townhouse project that is being completed on 63rd Street, south of Hickman Road which will provide new housing in the community. The eight-unit complex is being constructed by Timberline Developers. The three bedroom townhomes will consist of 1,450 square feet and are scheduled to be completed in February, 2009. This green friendly project will consist of porous asphalt being utilized on the site which better contributes ecologically to the drainage on the property.

Projects that have been completed in recent years include the completion of a new Quik Trip store, the expansion of Wal-Mart, and an addition to the Windsor Place Apartments.
